What is included in a MyCARealReport?
All required NHDS disclosures under California Civil Code §1103 plus climate-enhanced projections (wildfire probability for 2020–2099, extreme heat days, cooling degree days, etc.) and deep environmental screening (LUST sites, PFAS, Superfund, DTSC, TRI, abandoned mines, oil & gas wells, landfills, and more).
How long does it take to receive the report?
Most reports are able to be researched, reviewed, and delivered within minutes after ordering. Complex properties or those requiring manual review may take up to 24 hours.
Do you accept manual invoices?
Yes. You can submit an order without paying upfront. We will review the order and send you a manual invoice via email.
What is AB 38 and does it apply to my property?
AB 38 requires additional fire hazard disclosures for properties in High or Very High Fire Hazard Severity Zones (SRA or LRA). Our reports automatically check for these zones and include the required AB 38 language and defensible space requirements when applicable.
Is your report accepted for real estate transactions?
Yes. All MyCARealReport disclosures fully comply with California Civil Code §1103 and are prepared by our research team. They are accepted by title companies, real estate agents, and lenders throughout California.
